The Ellis side does not drop the MTA. Dallas County and Ellis County share one sales row. The appraisal office is the part that splits.
Glenn Heights is in Dallas County and Ellis County. City tax is 1%. Dallas MTA is 1%. No special-purpose district. State tax is 6.25%. Those named pieces are the entire combined 8.25%. Dallas CAD and Ellis Appraisal District are the two appraisal offices.
Glenn Heights is in Dallas County and Ellis County. Dallas CAD and Ellis Appraisal District gets the business personal property rendition due April 15. Combined sales tax on the Comptroller file is 8.25%. City tax is 1%. Transit on the file: Dallas MTA at 1%. No special-purpose district is listed. State sales tax of 6.25% plus those named local pieces equals the combined 8.25%. The franchise (margin) tax report is due May 15. A no-tax-due threshold exists and its dollar amount is not printed here. Texas has no personal income tax. Sales tax is filed monthly, quarterly, or yearly by volume on the permit. A closing on the Dallas and Ellis county line fits the real-estate cleanup site. That is the shape of this week's file, not a census of Glenn Heights. Other guides are on the industries page.
Tuesday. The closing packet was built from an Ellis-only template, so Dallas MTA was stripped off "because Ellis does not have the MTA." Glenn Heights does. The town's own number is 1%. Dallas MTA is another 1%. Both stay on a sale inside Glenn Heights, on the Ellis side and on the Dallas side. The county of the lot does not pick a different sales pair. The place on the statement does.
What the county does pick is the office for the house's fixtures. Dallas CAD on the Dallas side. Ellis Appraisal District on the Ellis side. Those are not the same list. Sending one schedule to both, or to neither because the tax pair was easy, skips the fixtures. The statement and the schedule are different Tuesdays.
Garland also pairs a 1% city tax with Dallas MTA, and Garland touches Collin, not Ellis. Do not paste a Garland header onto a Glenn Heights closing because the pair of ones looked familiar. The town name is the difference. Write Glenn Heights, both words, before anyone wires.
Money you are holding for the buyer is not your fee. Today's problem is an Ellis template that deleted a bus name this town actually has. Put Dallas MTA back if the property is Glenn Heights. Take it off only if the property is not.
One statement. Circle the town and the county. Ask whether Dallas MTA is present, and whether it was deleted because the lot sits in Ellis. A photo from the car works if both words of the town are readable. You want that answer before the wire.
Both words matter. Heights is not optional. A statement that says only Glenn will not line up with this row, and it may line up with nothing. Write Glenn Heights before anyone treats the second word as scenery.
A survey stake on the Ellis side is still Glenn Heights if the lot is inside the town. The stake does not erase Dallas MTA. Photograph the stake's town name if the statement and the survey disagree. The disagreement is the defect. Do not average them.
Closings and the town on them are the real-estate guide.
